Common Symptoms
When to call us
If you recognize any of these warning signs, stop using the appliance and call our dispatcher. Continuing to run a failing unit usually turns a small repair into an expensive one.
- Drum tumbles but produces no heat
- Takes two or three cycles to dry one load
- Loud thumping, squealing, or grinding noise
- Drum will not turn at all
- Dryer shuts off mid-cycle or trips the breaker
- Burning smell or excessive lint at the vent
- Error codes such as F22, F70, dE, or thermal-fuse trip

The reason a dryer stops producing heat depends on whether it is gas or electric, and the first question our dispatcher will ask is which one you own. On electric dryers — by far the most common style in Broward County condos and townhomes — the usual suspects are a burned-out heating element, a tripped thermal fuse caused by a clogged exhaust vent, or a failed cycling thermostat. All three are stocked on the truck for Whirlpool, GE, Samsung, LG, Maytag, Kenmore and Frigidaire dryers, and the typical replacement is a 45-minute job.
Gas dryers add a few more failure points. The igniter is a fragile silicon-carbide piece that glows orange and ignites the gas at the burner; once it cracks, the dryer tumbles but never heats. The gas valve coils above the burner are paired solenoids that wear out roughly every seven years of heavy use. The radiant sensor next to the igniter tells the control board when to open those coils. We carry all three components for Whirlpool, Maytag, Kenmore, GE and Samsung gas dryers and can usually complete the repair on the first visit.
Loud noises during operation tell us something physical is wearing out. A squealing dryer almost always has a worn idler pulley or glazed drive belt. A thumping dryer usually has flattened drum rollers or a broken rear bearing. A grinding dryer often has metal-on-metal contact between the drum and the front bulkhead seal because the felt has worn through. None of these are dangerous to operate for a day or two, but they will get worse fast — and a snapped drive belt mid-cycle can shred the new heating element you just paid for.
Vent restriction is the silent killer of dryers. A long, lint-clogged exhaust run forces the dryer to cycle on its high-limit thermostat repeatedly, eventually burning open the thermal fuse and turning a $30 part into a $200 service call. It is also the leading cause of dryer fires in Broward County. Every dryer repair we perform includes a vent-flow check at the back of the appliance, and we will tell you on the spot if the exhaust needs to be cleaned or rerouted. We offer affordable add-on vent cleaning at the time of the repair so you don't need to schedule a second visit.
We service stackable laundry centers, compact 220V condo dryers, full-size 240V freestanding units and ventless heat-pump models. Whatever you own, call (954) 245-6863 and a live dispatcher will get a technician moving toward your address.
We dispatch to every major city in Broward County including Fort Lauderdale, Dania Beach, Hollywood, Pompano Beach, Coral Springs, Plantation, Sunrise, Davie and more.
